Service Title offers a multitude of services to our clients. From the initial purchase to the refinance of existing property, we are here to facilitate a seamless, no hassle process through professional and quality customer service.

Purchase Settlement

  • When Service Title receives a contract from the selling agent, we immediately order a title search of the property from a professional abstractor.
  • Our Client Services Specialist will immediately send out a welcome letter to the buyers and coordinate with the listing agent to process the seller side. If processing the seller side, a welcome letter is also sent to them.
  • Upon receiving the title search from our examiner, Service Title underwrites and produces a commitment for the lender. At this time, the title package is submitted to the lender for their review.
  • Service Title assists the client to clear any title issues, including ordering payoffs for current liens and/or judgments.
  • Service Title contacts the Home Owner's Association (HOA), if applicable, to confirm whether or not there are any back dues owed on the property and to get the current assessments to ensure the pro-ration is correct.
  • Service Title collect all inspections and invoices from the realtor.
  • If only processing the seller side, Service Title will order the client deed from a local attorney, or an attorney of their choice.
  • After lender review of requested documentation, Service Title is sent the Closing Disclosure for the real estate transaction. At this time our Settlement Processor will review the Closing Disclosure to ensure all values are correct. At this time, the lender will then send the Closing Disclosure to the buyers.
  • Service Title will then coordinate closing date and time with the buyers, sellers and agents.
  • Service Title will then conduct the closing.
  • Our company will then record the original documents at the appropriate courthouse and disburse all the funds in accordance with the Closing Disclosure or the HUD-1.
  • Upon receiving the original recorded documents, our Processor will then produce a policy for the buyer and the lender

Refinance Settlement

  • When Service Title receives a title order from a lender, we will order a title search from our examiner.
  • Upon receiving the title search from our examiner, Service Title will underwrite and provide the lender with a commitment.
  • Service Title assists the client to clear any title issues, including ordering payoffs for current liens and/or judgments.
  • When the lender is ready to close, they will send the borrower a Closing Disclosure and coordinate a closing date and time.
  • Service Title will conduct the closing, record the original deed of trust with the courthouse and disburse the funds according to the Closing Disclosure.
  • Upon receiving the original recorded documents back from the courthouse, Service Title will issue a policy to the lender.

Seller Side Settlement

  • Service Title will coordinate with the buyer’s attorney or title company to obtain the title commitment.
  • Service Title will assist to clear any title issues, order payoffs, collect inspections, and contact the Home Owner's Association (HOA), if applicable, for dues information and provide that information to the buyer’s attorney or title company.
  • Service Title will order the client's deed from a local attorney, or an attorney of their choice.
  • The buyer’s attorney will then provide Service Title with the seller closing disclosure and any other documents required for the seller to sign.
  • Our company will coordinate with the sellers to schedule signing. The sellers have a choice to either come into our office to sign or sign at another location. We can either email or overnight the documents to them.
  • Once the signed seller documents are returned, Service Title will provide the originals to the buyer's side. The buyer's side representative then records and disburses the funds.
